What are being inspected in the 4 Point Inspection?
The intention of the Ocala 4-Point Inspection is to know the general condition of the house as well as the age and components based on the four main systems. To explain further of what are being inspected, here are the details:
1. Roof Covering and Structure: In inspecting this system, the roof style is first identified. Then, the type and age of roof covering is next. After that, the number of shingle layers and the type of sheathing are being verified. Defects and damages like missing shingles, flashing damage, truss or rafter damages and leaks are also verified. Furthermore, the materials that comprise the main supply line, waste/vent, fixture supply line and fixture drain line are checked. In addition, the valves will be checked if they are shut off. Also, the water heater is also examined for its location, fuel and the approximate age. Moreover, the house will also be checked if it has TPR valves, fire sprinkler system. To add to that, the presence freeze hazards, polybutylene and plumbing leaks in the plumbing system are also examined. And based on the recent upgrades, the overall plumbing condition will be identified.
4. Heating and Air Conditioning System: In inspecting this system, the type, estimated age, the upgrades, the time of last upgrade, its condition and lastly the location fuel tank are the factors that will be checked to determine the overall condition of the Heating and Air Conditioning System.
